A property in our active markets passes initial underwriting — rent-to-price ratio, neighborhood quality, condition, exit comps.

Under contract
We tie up the property with an offer and earnest money. Deeper diligence begins: inspection, title, lender quotes, rent comps.

Offering opens
Deal page goes live with full memorandum, projections, photos, sponsor commitment, and subscription window. Investor list notified first.
04
Subscription & close
Investors review, sign subscription docs, wire funds. Deal LLC closes on the property. Quarterly distributions begin once stabilized.
